Inspected components on the exterior include the siding, doors and windows, caulking, downspouts, concrete, landscaping surfaces, foundation and parking facilities.

The roof is walked for a closer look at the roof covering, chimney, chimney flue, chimney flashing, plumbing vents, rooftop mechanical systems and the attic ventilation system.

In the basement or mechanical closet the structural support system will be inspected, the water heater is operated, and the visible plumbing is viewed. The cover of the electrical service panel will be removed.

The heating system inspection includes a test for levels of carbon monoxide, with a visual inspection of the heat exchanger and other components.

After the mechanicals, the common areas will be entered. A representative number of the accessible electrical devices will be evaluated. Plumbing fixtures are operated. Doors and windows are evaluated. Walls, floors and ceilings are viewed for any type of abnormal cracking or water staining. Any visible mold or mildew will be reported.

Visible components in attics will be evaluated including insulation, ventilation, bath vents, plumbing vents, flashing around the chimney, and the roof support system.

Your inspection will far exceed industry standards. We never simply point at the issue identified. We always strive to go a step further finding the root cause of the issue and suggesting possible solutions.

Upon review of the final inspection report, you will never be left wondering is this a big issue or a small one?”
