Do you have a client considering an older home? Now there is one inspector in Omaha, focused on the unique considerations of mature homes. Buyer inspections, conducted per the ASHI standards, yet with an appreciation for the older systems, are less likely to cause issues for all involved.
As the owner of Dundee Hardware, I was often asked to diagnose and solve odor problems, wet basements, electrical and plumbing issues. Trapped at the store, there was no way to see the issue., however; since closing the store, I have completed my training and invested in the tools and software to properly inspect the older home. With over 30 years experience dealing with the older home, I am qualified to diagnose virtually any home issue, document the issue on site and in many cases recommend a course of action.
Most home inspections in Omaha are ordered by the buyer. Sellers commonly believe “the less we know, the less liability they have”. Throughout the country, both of these practices are now being challenged. There are many compelling reasons to recommend a seller inspection. The seller inspection prepares the home for sale. It shows confidence on the part of the seller. It allows the seller to make the most efficient and cost effective repairs before a minor issue gets blown out of proportion. Many buyers will even wave the inspection contingency, if the proper documentation is in place (and we include a follow-up report with all seller inspections). The most important benefit is the leverage afforded the seller. Since issues are addressed up front, potential “deal breakers” are addressed before the potential buyer has the opportunity to exploit them as an excuse to bail on a contract.
An inspector more familiar with newer construction techniques might not appreciate the older systems and building practices in mature neighborhoods. They might even confuse the client (buyer and seller alike) over codes, rules and standards when discussing systems that are a hundred years old.
