Most home inspections in Omaha are ordered by the buyer. Throughout the country, this trend is rapidly changing towards seller ordered inspections.

 

Sellers (and sellers agents) formerly believed “the less we know, the less liability we have”. A timely seller inspection not only prepares the home for sale; It shows confidence in the home.

 

A Pre-Listing Inspection allows you to make the most efficient and cost effective repairs before a minor issue gets blown out of proportion. Many buyers will even wave the inspection contingency if the proper documentation is in place (and we include a FREE follow-up report with all seller inspections). The most important benefit to a pre-inspection is the leverage afforded the seller. Since issues are addressed up front, potential “deal breakers” are addressed before the potential buyer has the opportunity to exploit them.

 

In addition, if the buyers inspector happens to be more familiar with newer construction techniques, the inspector might not appreciate or even understand the older systems and building practices used when your home was constructed. Inspectors have been known to confuse the client with codes, rules and standards that are not even relevant when discussing systems that are a hundred years old.
